Family, trust transfers dominate Whitman's July property recordings
Whitman recorded 12 property transfers between July 3 and Aug. 1, but only five listed a disclosed sale price, ranging from $400 to $755 with a median of $582. The top disclosed sale was 37 Lakeview St at $755, sold by Evan and Jasmine McCarthy to Ronald R. and Valerie Talbot. The other seven transfers listed no price and each involved a matching last name between seller and buyer or a transfer into a trust naming the same individual, a pattern distinct from the five arm's-length sales. Two streets, Cranberry Road and Auburn Street, each had two recorded transfers. The data does not support conclusions about broader pricing trends given the limited disclosure rate.
